Where to Live in Nha Trang: Areas, Rent and Ward Names

Nha Trang now has four wards: Nha Trang, Bac Nha Trang, Tay Nha Trang and Nam Nha Trang. A travel-agent guide of 16/7/2026 calls the north the main expat district and lists central rent from about US$350-500 a month. Numbeo's crowd-sourced figure for a central one-bedroom is VND 10,552,826.03 on average.

Four wards now cover the city, and a listing can still show an old ward name. Pick the area first, then read the ward table to decode the address. For a long stay, a travel-agent guide of 16/7/2026 says most people end up basing themselves in the north.

The guide splits the city into zones that mean more than the ward names. The rents below are its “from” figures, in US dollars at its stated rate of 1 USD = about 26,000 VND.

Zone Character Rent from (per month)
Centre and Tran Phu Beachfront, hotels, restaurants US$350-500
Old Quarter Vietnamese vibe, markets US$250-350
North (Hon Chong, Po Nagar) Quieter, cheaper, cleaner US$250-400
North, inland Quiet, few tourists US$200-300

South (Lotte Mart area) Lotte Mart, new builds US$300-450

Across all zones the guide gives rents from about US$150 on the outskirts to US$2,000 or more for An Vien villas.

Centre and Tran Phu: everything close, and loud

The Dam Market is on the Nha Trang Ward side, listed at Ben Cho, Van Thanh ward, now part of Nha Trang Ward. The Tran Phu seafront sits in the same ward.

The guide calls the centre the most international pocket of the city, with English on many menus and signs. Its drawback is noise, especially at night. Rent starts from about US$350-500 a month.

Khanh Hoa General Hospital is at 19 Yersin, in Nha Trang Ward. Vinmec is on Tran Phu Street, also in Nha Trang Ward.

North: where the guide says long-stayers settle

The north starts across the river from Po Nagar. Under the new map, the old Vinh Hai, Vinh Hoa, Vinh Phuoc and Vinh Tho wards are now Bac Nha Trang Ward.

The guide calls it quieter, cheaper and cleaner, with the essentials nearby. Rent is 20-30% cheaper than the centre. Vinh Hai market is a proper Vietnamese market with prices 2-3 times lower than in the centre.

The northern beaches are shielded by the islands from the monsoon swell in winter, November to February. That makes the sea calmer than at the central beach.

Po Nagar sits on a hill beside the river mouth at the northern edge of the built-up area. Check any listing here against the ward table above.

West: Vinh Diem Trung and the new blocks

The guide says west Nha Trang is a 10-15 minute scooter ride to the sea, with modern apartment blocks, quiet courtyards and prices below the coast. It describes Vinh Diem Trung as a newer residential area built for well-off Vietnamese, with gated courtyards and underground parking. One-bedroom rent is about US$400-500 a month.

SVIS gives its address as Duong B2, Vinh Diem Trung, Tay Nha Trang. That places the area in Tay Nha Trang Ward, which absorbed Ngoc Hiep, Phuong Sai and four communes.

Long Son Pagoda lies just off the centre, at the foot of the hill with the large white Buddha. It is a handy reference point for the western streets.

South and An Vien: quiet, family, gated

The guide calls the south quieter and greener than the centre, with the beach and amenities within walking distance. Rent starts from about US$300-450 a month. The old Phuoc Hai, Phuoc Long and Vinh Truong wards are now Nam Nha Trang Ward.

An Vien is a gated villa neighbourhood a 10-minute drive from the centre. Villa rent is about US$800-2,000+ a month. AVE Academy lists all three of its campuses in An Vien. TopMind, a preschool, gives an address in the My Gia urban area in Nam Nha Trang.

The Cau Da pier is where island boats leave, on the southern waterfront road. It marks the far south of the area covered here.

Rent: what two sources say

Two sources give figures, and they do not match. Treat both as rough asks, not quotes. The guide’s “from” rents are in the zone table above.

Numbeo is crowd-sourced, with 254 entries in the past 12 months from 26 contributors. It shows these monthly figures, in dong:

Unit Average Range
1-bedroom, city centre 10,552,826.03 7,000,000.00-15,633,912.37
1-bedroom, outside centre 7,141,278.97 5,000,000.00-10,000,000.00
3-bedroom, city centre 19,500,000.00 15,000,000.00-25,000,000.00
3-bedroom, outside centre 16,645,838.73 10,000,000.00-25,875,032.41

The guide says high season, December-March, pushes prices up 20-30%. In summer you can haggle, and the minimum lease is usually one month. Its advice is to look around on the spot for 3-5 days before locking in a long lease.

Electricity on top of rent

A landlord who charges a tenant more than the regulated price for household electricity faces a fine of VND 20,000,000 to 30,000,000. The household tariff starts at 1,984 VND/kWh for the first 50 kWh. For a lease under 12 months where the landlord cannot fully declare the occupants, the whole metered use is billed at tier 3.

Flooding and drainage

Heavy rain floods parts of Nha Trang. A report of 12/5/2023 on the provincial government’s findings names two residential areas in the old Vinh Thai commune.

The Thuy Tu hamlet area is lower than the road and the My Gia urban area, has no drainage and floods often in the rainy season. The Vinh Xuan temple area is lower than Phong Chau road and has no drainage, and floods often in the rainy season.

Vinh Thai is now part of Nam Nha Trang Ward. The report says some Nha Trang areas are low-lying and drainage has not kept pace with urbanisation. It adds that silted, narrowed and encroached channels and litter reduce drainage.

Ask the landlord which floor you would be on and whether the street has flooded. The report dates from 12/5/2023.

For storm and rain timing, see Nha Trang rainy season and storms.

Daily life by area

Markets: Dam Market usually opens from 5:00 a.m. to 18:30 daily. The curved wings sell seafood, dried goods, grilled nem and souvenirs, and the centre sells essential goods.

Hospitals: Tam Tri Nha Trang is at 57-59 Cao Thang Street, Nam Nha Trang Ward. Vinmec says it has operated since 2016, with 109 inpatient beds.

Coworking: Stockholm lists co-working on floors 2-4 of 43 Ly Tu Trong, open every day, with a hot desk one-month pass at VND 2,700,000.

Getting around: the guide says a scooter rents for about US$50-80 a month and that living outside the centre without one is inconvenient. Xanh SM lists its taxi opening fare for the first 2 km at 29,500 VND. Bus route 18 links Cam Ranh airport with central Nha Trang, one trip every 30 minutes, at 65,000 VND per trip.

Before you sign

  • A housing contract is agreed by the parties and made in writing.
  • A party that ends a lease unilaterally gives at least 30 days’ notice in writing, unless the parties agree otherwise.
  • The landlord may not end the lease early during its term, except in the cases the law lists.
  • A tenant may end the lease if the landlord does not repair severe damage, or raises the rent unreasonably.
  • A tenant may sublet only if the landlord agrees.
  • A foreigner’s temporary residence is declared through the person who runs the accommodation, to the ward police.
  • Ask for the full address, because a listing may still use an old ward name.
  • Read an old ward name in a listing against the ward table to find its new ward.
  • Compare the asking rent against both sources, and note which ward and zone the listing is in.

For the rental steps and contract rules, read how to find an apartment in Nha Trang. For the residence declaration, see temporary residence registration.

Not confirmed: Rents come from one agent guide and one crowd-sourced index, not from a dated listing set. Flooding notes rest on one report; ask the landlord about the exact street. Whether a listing's old ward name still appears on the lease depends on the landlord.
